Market update - Summer 2011 2011 has brought some changes to the local commercial real estate market. The economic downturn caused many properties to be sold at a deep discount as banks and overextended owners looked to recover whatever equity or value they could from their properties. Many good opportunities are still out there as the local market continues remain relatively level as compared to 2010. There continues to be an oversupply of office space in the area. However, many of these spaces are sub-par quality, either in design, finish or location. True class A office space still commands a premium but is definitely limited in availability. Quality tenants seems to be in undersupply and should improve as the economy improves. Retail has had good reviews. Several national franchises are new to the market. Downtown has recovered from the explosion and construction from the past few years. Downtown vacancies are low and rates have stabilized but we need to continue to support the vital downtown corridor. Buy local if you can! Warehousing in Bozeman is steady as businesses move from Four Corners and Belgrade into town. There is still a shortage of a quality industrial park within the city limits.
